Ferndown sits on the Dorset heaths — free-draining sand and gravel. It drains beautifully and it's easy to dig, which makes people casual about foundations. Loose sandy ground is unforgiving of an under-built retaining wall or a shallow extension footing, especially on a sloping plot.
The mature Scots pines that give Ferndown its character have root systems to match, and a lot of them carry Tree Preservation Orders. Roots lift drives, crack walls and complicate foundations, and you can't simply take the tree out to solve it. Worth establishing what's protected before anyone breaks ground.
Ferndown sits close to protected Dorset heathland, and development near it can attract mitigation requirements that catch people out — particularly anything creating a new dwelling rather than extending an existing one. Ferndown is Dorset Council, not BCP, so the process differs from Poole and Bournemouth too. Check early.
