The seafront takes it head-on

Specification here isn't a nicety — it is the difference between a job lasting twenty years and five.

Portland is a different place entirely

Portland is a stone island: steep, quarried for centuries, and built almost wholly from what came out of the ground. Stone construction, stone walls, exposed sites and old workings underneath parts of it. Building there is a masonry job, and treating it like mainland Weymouth gets you the wrong materials and the wrong details.

Low ground behind the beach

Radipole Lake, the backwater and the harbour put a lot of low-lying land right behind the seafront, and parts of the town sit in Environment Agency flood zones. On anything near the water it is worth establishing zoning before designing floor levels or foundations.

Why does render keep failing on my seafront property?

Because water is getting behind it. Weymouth Bay faces due south into the Channel, so the front elevations take salt and driven rain for months at a stretch. Once water is behind render it can't dry out, frost opens it up and the render blows off in sheets. Patching the blown area without finding the entry point just moves the failure a few feet along the wall.

Can you work on Portland?

Yes. Portland is a stone island and building there is a masonry job — stone walling, stone repair, and roofs and render specified for severe exposure. Parts of it also sit over old quarry workings, which is worth establishing before designing foundations.

My house is listed or on the Esplanade — are there restrictions?

Very likely. Much of the seafront and old town is conservation area with a lot of listed property, and that governs what you can change externally, including render colour and detailing in some cases. Dorset Council decides consent, not us, and we'll flag it before starting rather than halfway through.

I'm near Radipole or the backwater — can I extend?

Often, but check flood zoning first. A good deal of low-lying land sits right behind the seafront and parts of the town are in Environment Agency flood zones, which can affect floor levels, foundations and approval.
